Are Cash Offers Really Better?

In Maryland - especially around the DMV area - multiple offers on a home are to be expected. In many cases, offers from potential buyers include "all cash". Buyers that require financing might shy away from a deal with other buyers offering cash, but there may be reason to continue to compete with a financed offer. While it is true that cash offers might get closed quickly - with less contingencies - they also come with strings of their own. In many cases, cash buyers feel that offering a lower than market price is justified. When financing, you can leverage enough to make a fair price offer. If you are pre qualified or pre approved up to a certain price, it is often perceived as strong enough to compete with all cash offers.

The Costco Effect?

For many years, Christine and I have walked people through homes in many different locations around Maryland.  People are always interested in how a home presents itself, but there is one question that comes up more than most.  Outside of the school system question, the question that is asked most often is "Where is the nearest Costco?".  Because of this, I've wondered what impact a Costco might have on residential real estate prices.  Luckily for me, there are others that have wondered the same thing.  Recently, it was demonstrated that Costco openings improved property values by as much as 7.9% within a five mile area around the store.

To Condo or Not to Condo?

Are condos a good investment, or even a good value?  Buyers struggle with this question.  The answer isn't obvious, and comes down to your own sense of value.  Do you place a high value on others maintaining the property and not having to worry about major repairs to your property?  Do you need a large amount of living space, or do you like small, more manageable spaces that are smartly designed?  Are Amenities like pools, community centers, and gyms important to you?  Can you live with restrictions on what you can do with your property?  While Condo and HOA fees can become a burden, much of it does go back toward maintenance and amenities.  For some, it is worth the cost.  For others, it is not.  Condo's can be generally cheaper in upfront cost, but when the fees are added, might not be that much different than a Single Family Residence or Townhouse.  Condos don't generally appreciate in value as quickly as Fee Simple property.  When buying, you must take a moment to understand what is important to you - sometimes, the pros might outweigh the cons.  Everyone is different - with different needs and desires.  Condos exist because they fill a niche need and their is demand.  Do you fall into this niche?

Why Mortgage Insurance Premium on FHA?

One of the more popular mortgage programs is offered through HUD - the FHA program. For many people, it is a good way to finance a home if you do not have much saved. It only requires a 3.5% down payment on the home, but it does come with a caveat - MIP (Mortgage Insurance Premium). There is both an upfront (1.75%) and ongoing (normally 0.55%) charge for this. The upfront fee is generally added to the mortgage, but the on-going is placed in escrow on a monthly basis. The two big surprises that many home buyers have is the added expense of MIP and Taxes at closing. For those that want to put down greater than 20% and expect it to eliminate the MIP requirement, think again. It is on the loan - no matter what - for at least the first 11 years of the term.

 

Is it crazy that the HUD requires MIP on mortgages that have greater than 20% down payment? Risk of loss seems to be low at that point - why charge the additional MIP on a low risk mortgage? Seems that those that want the advantages of an FHA over Conventional must subsidize those higher risk FHA mortgage holders. Perhaps HUD should consider removing the MIP requirement on those that want to finance with a greater than 20% down payment. It seems that would pressure Conventional lenders on their pricing and add to one of the many things that needs to happen to make housing more affordable.

Uncertain Times

Not the best of news if you are in the market for a home.  Rates are undeniably high right now.  With talk of a possible Fed rate increase by the end of the year, I'm not sure if that will happen.  The market seems to be digesting the uncertainties of the world and pricing accordingly.  Until we can move past the uncertainty of inflation and the war in Iran, rates will be stubbornly high.  This will have a cooling effect on the housing market - perhaps even depressing pricing.

What Makes the Best Countertop

Home Inspections can save you a Bundle

A couple of days ago, I was walking through a home in Catonsville, MD with a client. The client was intrigued by the location - being close to Ellicott City with a seemingly attractive price. The property had been billed as a complete renovation. When I walked into the property, it was apparent immediately that the work had not been permitted (inspected by the county). Plumbing and Electrical had obviously been completed by an unlicensed person - something common among renovations. My background with renovation work could determine quickly that he work was not up to code, but for many clients, they cannot discern this. It underscores something that we always tell our clients - before purchase, conduct a structural inspection. Don't be lured in by pretty countertops and tiled showers - understand the condition of the major (and costly) systems of the house - roof, hvac, electrical, and plumbing.

It Doesn't Have to Cost Alot to Add Value

When Christine and I walk through a home, we give expert advice on how to best present it. Home presentation is part of the chain of things that are necessary for successful listing of a home. The listing itself (pricing, description, location, etc.) might bring buyers to the door, but it doesn't necessarily sell the house. The House ultimately must be properly presented. Is there too much furniture? Are the walls in need of paint? Are there too many pots and pans in the kitchen? Do the floors look dirty? When a homeowner has lived in their home for a while, they develop a certain blindness to what potential home buyers notice right away. Don't lose value due to small improvements you could make that cost very little. It is always a good idea to bring in fresh eyes (like ours) to view the property and give advice on how to maximize its value. Much thought should be put into presentation before a home is listed.

Helping Others Achieve Their Dream

One of the great things about being in Real Estate and Finance is being able to play a small part in helping others reach their goals.  While we primarily focus our attention on Residential sales, we also do Commercial properties as well.  Last night, Christine and I celebrated the opening of a new restaurant in Frederick, MD - UMI Sushi.  Several months ago, we helped our client negotiate a lease for this property, and they have been steadily improving and preparing the property ever since.  We were so pleased with the result, and so proud of our client for creating something special.  Our client did a great job of blending both traditional Asian elements with modern touches.  The place was truly beautiful, and the food was outstanding.  If you are in the Carroll Creek Park area of Old Town Frederick MD, its right around the creek walk.
